Under Massachusetts General Law Chapter 183A, Section 6(d), a 6(d) Certificate is a legal document that must be provided by a condominium association (through its property manager) when a unit is being sold or refinanced. It confirms whether or not the unit owner owes any unpaid condominium fees, special assessments, or other charges to the association.
This certificate is typically required by the buyer’s attorney, closing attorney, or lender before a real estate transaction can be finalized.

Verifying your account status
Ensuring all outstanding balances are settled
Issuing and delivering the 6(d) Certificate on behalf of the Condominium Association
The certificate legally protects the buyer by ensuring they won’t be held liable for any unpaid fees owed by the seller.
